As important as your interior renovations are on any remodeling project, you shouldn’t forget the exterior of the house. If you have an old patio that’s looking worn and shabby, you might think that you’ll have to completely rebuild it to make it attractive and functional again. However, if there isn’t any structural damage, you might be able to get away with a few really cheap improvements that’ll do a lot to spruce that patio up and make it a real feature of the house.
Break Out the Pressure Washer
Whether you have a wood or concrete patio, it might not be in as bad shape as you think. Mold and other growth can make it look older and more worn down than it actually is, so get out the pressure washer. A good cleaning might not make it look brand new again, but it’ll show you what you’re working with. After you pressure wash it, you can reseal a concrete patio or restain a wood patio to make it look new without much trouble at all.
Add Attractive Lighting
A lot of patios only have a single light on the wall next to the door or hanging in the middle of the ceiling. You can turn your patio into an attractive outdoor room by starting with the lighting. Hang a string of electric lanterns around the perimeter of the patio, add an outdoor chandelier to the ceiling, or add a few more sconces along the wall.
Hang Outdoor Curtains
Adding to the theme of creating an outdoor room, hanging outdoor curtains is a great way to add some privacy, create a room-like feel, and make the patio look more attractive. You can go with curtains that match or complement the color of the house or its trim, or you can use a large-print pattern, like stripes or chevrons.
Install a Porch Swing
There’s nothing quite so inviting or attractive on a patio as a large, comfortable porch swing. I recommend going with one that’s slightly oversized so that when you stage the house, your stagers can add some outdoor cushions to make it even more attractive. By the time your stagers are done with the patio, it’ll look like a backyard oasis, and buyers will want to make an offer on the house just so they can sit outside and enjoy this beautiful space.
Paint a Concrete Patio with Latex Floor Paint
If you have a concrete patio, you can make it look new and give it a more finished appearance with a coat of latex floor paint. You can choose a bright, complementary color or a more neutral tone. Either way, you’ll be covering the bare concrete and giving the patio a more stylish appearance. Then just stage it with some furniture that fits your patio’s color palette, and you’ll have a beautiful finished product that will make buyers want to stay and hang out for hours.
A patio can be an incredible selling point, especially if you’re completing a home renovation and getting ready to sell in the warmer months of the year. Giving people a cool place to relax, have some company over, or just sit and read a book is a great way to sell any house faster and at a better price.
